Balsam and Spruce Housing Billing Information

How to receive your housing bill

To begin receiving your housing bill:

  1. Submit your Enrollment Deposit and Housing Deposit.
  2. Log into the StarRez Portal using your SSO credentials and complete the Housing Agreement.
  3. Select your room assignment.
  4. Check your UMass Dartmouth email for billing updates.
  5. Electronic bills are sent monthly.
  6. After receiving your initial housing bill, you can activate your ResidentPortal account.

Setting up the ResidentPortal

  1. Check your UMass Dartmouth email for setup instructions. It provides step-by-step instructions to activate your account.
  2. Download the Resident Portal App from your app store or visit the ResidentPortal website.
  3. Click on Need to Sign Up? and select UMass Dartmouth.
  4. Enter your first and last name exactly as listed in StarRez. If your name includes an apostrophe and causes issues, call the office for assistance.
  5. Use your UMass Dartmouth email address (@umassd.edu – include the "D").
  6. Enter your 4‑digit room number as the unit number.

Security notes

  • Use a different password from your COIN login.
  • Only the resident may access billing information.
  • Housing charges become visible after check‑in with Housing staff.
  • Payment methods include electronic (Entrata ResidentPortal) or physical (cash, check, or money order).

Initial log-in to the Entrata ResidentPortal

  • Semester charges do not load until after check-in. Balance will be zero
  • To submit pre-payment, click Pay Now then Edit to customize the amount to be paid.
  • Any payments submitted before move-in will post as a credit balance
  • After moving in, the Entrata ResidentPortal will display the remaining semester balance
  • Housing charges are billed per semester.

Billing and agreement types

Charges are based on your selected room and agreement type within StarRez. See the Room and Dining Rates page for details. Email housing@umassd.edu from your UMassD email to adjust your room or agreement type.

You must meet one of the below financial criteria for the COIN and housing accounts before moving in:

  • Pay COIN & housing charges in full.
  • Enroll in an approved payment plan and make your first payment(s). COIN and Housing payment plans are separate; you may need to enroll in both.
  • Have verified financial aid covering tuition, fees, and housing.

Accounts not in good standing are subject to a $75 late fee per semester and registration hold.

Housing payment plans

Residents may apply for a payment plan (non‑refundable $40 per semester fee).

  • Payments are due by the 1st of each month.
  • Fall plans run August–December; Spring plans run January–May.
  • Apply by August 5 (January 5 for Spring) for 5‑month terms; by September 5 (February 5 for Spring) for 4‑month terms.
  • The first payment must be complete before move‑in.

Payment plan policy highlights

Additional terms and conditions of the payment plan are listed on the application.

  • Application windows: July 1–September 5 (Fall) and December 2–February 5 (Spring)
  • $40 application fee per semester.
  • Payment due by 11:59pm on the 1st of each month.
  • Late payments incur a $75 fee and possible registration hold.
  • Auto‑pay is optional; do not select variable or total balance as the amount. Monitor your balance closely.

Using financial aid to pay for housing

You may use your anticipated financial aid toward housing.

To verify:

  1. Log into your COIN account.
  2. Open Finance Center → Account Summary → Account Activity.
  3. If the current semester Term Balance in parentheses indicate credits available.
  4. Verify that the COIN credit equals or exceeds your ResidentPortal balance.

Example: A $5,690 housing bill with a ($4,000) COIN credit requires a $1,690 payment before move‑in.
